  1. EXTERNAL

Double 110 mm concrete blockwork with 50 mm cavity between walls. External surface is cement rendered with texture coating and finish painted with "Deacons Beach” as the main wall colour.

2. INTERNAL WALLS

Concrete 110mm brick lined with painted 10 mm gyprock to all internal walls of units.
Stairways are cement rendered blockwork with texture coating and painted finish.
Basement garages are concrete masonry blocks.

3. PARTY AND DIVISIONAL WALLS

110 mm soundproofed and fire block divisional walls to underside of roof with fire retardant insulation between firewall and roof.

4. ROOF

BHP Colorbond XRW custom orb roofing colour "Off White” with the underside having 50 mm thickness anti condensation and sound proofing insulation.

5. WINDOWS AND SLIDER DOORS

G J James Glass powder coated aluminium frames with clear glass installed to AS 2048. Finish colour "Pearl White". Sun shade canopies "Off White”. Windows and slider doors to be sound rated where necessary. Security grille insect screens fitted to all external windows and slider doors on the ground floor apartments. Insect screens fitted to all external windows and slider doors on all other levels.

6. ENTRANCE DOORS & FRAMES

Powder coated aluminium commercial framed clear laminated safety glass.
Doors fitted with security door closers, security keyed.

7. UNIT ENTRANCE DOORS

One-hour fire rated doors to AS1905 and fitted with fire rated security door closers and a dead lock security keying system.

8. BALUSTRADES

Aluminium powder coated vertical balustrading, horizontal rails top and bottom.
Finish colour "Off White".

9. FACIA, GUTTER AND DOWNPIPES

Colorbond facia, quad style gutter and down pipes.
Finish colour "Off White" for facia and gutter.

10. BASEMENT PARKING SECURITY ENTRANCE DOOR

Aluminium powder coated motorised gate with key and radio controlled automatic opening with photoelectric switches for safety reversing. Finish colour "Off White".

11. FLOOR & WALL TILES

Ceramic tiles laid in each unit as follows:
floors of entrance foyer; kitchen, bathroom and ensuite,
wall tiles floor to ceiling height in bathroom and ensuite including shower and bath,
tile splash backs to kitchen, toilet, laundry taps and tub,
tile skirting to laundry and toilet.
Terracotta tiles laid on all front balconies, patios, decks, terraces, pool surrounds and BBQ area.

12. FLOOR COVERINGS

Quality carpet in all units and fire rated carpet in stairway and foyer.
Timber panel flooring to specified units.

13. JOINERY

Interior Designer kitchens with pantry and overhead cupboards to full ceiling height.
Stone kitchen bench tops with overhanging servery and breakfast bar.
Floor to ceiling built in wardrobes with hanging rail and top shelf.
Wardrobes have full height mirror slider doors in all bedrooms.
Linen cupboard with shelves and broom storage provision.

14. CEILINGS

Texture stipple finish to concrete. Painted gyprock ceiling on all top floor units.
Square set windows, slider doors and ceilings of bathrooms and ensuites.
Cornice 90 mm coved in living areas, bedrooms and 55 mm in stairwells.

15. PAINTING

All internal walls to be painted to the Interior Designer’s selected three colour schemes and features.
Walls and woodwork to be either Dulux colour "Stone White" or "Antique White”.
External soffits to be "Iime white".

16. STAIRS

Entry foyer and outside steps, landings and internal entry landing to be terracotta tiled.
Stairway step treads, risers, first and second floor landing to be carpeted with commercial grade and fire rated carpet.
